External Description

This ancient and beautiful house of about 250.m2, set in a very secluded and peaceful setting , enjoys a wide and charming view of the village of Positano, the coastline and the sea 
The house offers comfortable and high standard accommodation for those who seek seclusion, making it an excellent choice for a restful and unforgettable vacation in an authentic, ancient house of Positano.
The spacious interiors have been elegantly and tastefully furnished throughout with valuable antique furnishings and unique object d’art which merge beautifully with the cool marble floor. The end result therefore is top quality accommodation.
To reach the house, which is positioned just 3 kms from the lively centre of the famed sea-side town , you will have to climb a characteristic 174-step stairway that goes up from the main street and leads to a shady path trough woodland. Once past the wrought iron gate at the end of the path, you will realise that you have arrived in a corner of paradise.
First, you enter onto a delightful solarium terrace situated to one side of the house, in perfect position to enjoys the magical panorama of the sea. Outdoor equipment includes deck chairs, in built seating and parasol.
On a slightly raised level, there is a pretty cane-covered pergola ; under it, ready to welcome you, there is marble table for 12 people for convivial meals.
From this terrace guest can enter into the accommodation either on the first floor which houses the sleeping area or by taking the outside covered staircase ( 17 steps). It leads down to the lovely courtyard which is partly covered by a vine pergola with marble table 12 seats under. 
Tall cypress and mature trees surround the tranquil courtyard in front of the villa 
Underfloor heating throughout makes this accommodation very pleasant for an off-season holiday too.
 There are unguarded terraces and drops at the property , so child supervision is needed

Internal Description

( 250 m2 + 300 m2 terraces)
Ground floor:

· Entrance is into a lounge area with a toilet room with sloping ceiling, WC and washbasin. 
· Spacious living room, beautifully furnished with comfortable sofas, stone open fireplace, armchairs , antique chest of drawer with marble top, colourful rugs and French windows to the courtyard.
· Dining room with window on the courtyard, antique and solid wooden glass case, sideboard and dining table and various precious objects d’art
· Fully equipped kitchen with 4 burners, open shelving, 2 sinks, 2 small fridge, freezer, electric oven, kettle, toaster, blender, washing machine and doors leading to the courtyard with outdoor dining area.

First floor

From the lounge area 21 marble steps lead up to the first floor which comprises 4 bedrooms :

· Master bedroom with standing balcony, solid wood table, 2 antique chest of drawers, in built wooden robe , portable fan and spacious en-suite bathroom with tub, 2 washbasins, WC etc.
· Twin bedroom with wooden gondola-style beds, antique chest of drawer , window with views and ceiling fan.
Spacious single bedroom with wrought iron bed, window with views , antique chest of drawer and in built wardrobe , ceiling fan and doors to the main terrace.
· Double bedroom with window overlooking onto the main terrace, in built wardrobe, ceiling fan, marble bed head 
· Bathroom with wall mounted shower and 2 sinks , WC, etc.

From the courtyard access to the dependence made up of four roomy studios ( 35 m2 each) ,each with external access and all fronting onto the well maintained garden. 
Additional accommodation is provided in two ( communicating) roomy studios ; the owner occasionally makes use of the other 2 studios with its own independent entrance and in no way interferes with guests’ privacy. 

The 2 studios available for rent have been furnished with extremely good taste and great care has been given to co-ordinating decor . Each has a double bed, en-suite bathroom with wall mounted shower, cooking facilities, bug screens, dining table, ceiling fan, TV, central heating , small fridge, outside seating area with dining table under scented lemon trees. The larger studio has also an open fireplace.

Amenities

Washing machine, central heating, telephone (metered) satellite TV, charcoal barbecue, fridge/ refrigerator, electric oven, kettle, toaster, blender, private parking is available for 2/3 cars ( to be paid locally 120,00 euros per week ) within private grounds , goods-lift from the parking to the villa.

Services

English speaking manager on call. Local cook , food delivery , personal laundry service, baby sitter , cot and high chair are available at extra cost

 Maid service: weekly rent includes 5 hours cleaning a day (monday- friday) with change of linen twice a week . Extra hours on request on confirmation of booking, payable locally, approximately Euro 10,00 an hour. 
Electricity included in the rental price up to 150 kwh, eccess of the included kwh is charged locally at Euro 0,42 per kwh. Central heating is charged locally according to consumption. Refundable damage deposit of Euro 1.500, is due upon arrival in cash (euro) or double signed travellers’ cheques. No other form of payment will be accepted.

Access

From the parking , a short walk along the costal road ( 200 meters) will take guests to the flight of 174 steps that leads to a shady path trough woodland.

Distance

Positano town centre 3 Kms, buses stop to Amalfi or Sorrento on the main road at the bottom of the steps, Sorrento 25 Km, Amalfi 15 Km, Ravello 21 km, Pompei 55 Km. A communal staircase ( approx. 220 steps) from the road level, takes down to Arienzo public beach whish houses a restaurant, as well as umbrellas and lounges for hire and private boats to the main beach of Positano. Airports : Naples 70 Km, Rome ( Fiumicino) 330 Km.
