External Description

The Villa is a spacious , luxury villa which lays in the heart of the quiet village of Praiano, between Amalfi and Positano. The central location of the Villa  means that exploring is an easy exercise, Positano, Ravello, Amalfi and Sorrento are all within reach.
This imposing villa , with its stunning views, several living spaces in doors and out, luxuriant garden and great location , is perfect for a large group of families or friends.
The property boasts a beautiful seawater swimming pool and large terraces on various levels with sweeping views of the sea and the Amalfi coast up to the Isola dei Galli and the Faraglioni di Capri.
The terraces are linked by steps and offer several large outdoor spaces with built-in stone benches and garden furniture , perfect for gatherings or finding a little peace and quiet.
The villa is on three floors and an independent tower on the roof terrace. The first floor, between the main floor and the tower, includes accommodation which is not available for guests’ use. The floor available for guest’s use is the main floor and the ground floor which are reached by an exterior staircase situated near the property’s entrance gate.
The villa welcomes guests in a large, panoramic terrace at the side of the house, with an outdoor living area overlooking the Amalfi Coast and the sea.
This terrace leads into the day area comprised of large portico, dining room, reading room , elegantly furnished sitting room and a large fully equipped kitchen. Down an internal flight of stairs ( twenty stairs) , is the sleeping area with the six bedrooms, each with private bathroom and doors opening onto a terrace with both covered and uncovered areas.
Finally , from the sleeping area, down another exterior flight of approximately 20 steps, is the large private swimming pool.
The independent tower is accessed by another exterior staircase situated near the property’s entrance gate and offers two bedrooms sharing a bathroom with shower .

Internal Description

The total area of the villa , spread out over three levels , is 550 sqm indoor and 1200 sqm meters of outdoor area consisting of terraces and gardens with wide panoramic views of the Amalfi Coast and the sea. The large terrace at the entrance is furnished with a built-in stone bench, armchairs around a low glass topped coffee table , oven and barbecue, all surrounded by pots of palm trees, lemon trees and flowers.
This terrace leads to the portico which serves as the main entrance and has fantastic views over the sea towards Positano and Capri on the right. The portico is furnished with dining table and comfortable seating areas.
From the portico one enters the day area comprised of large dining room, reading room, sitting room and Kitchen .
Every room on this floor is about 4.30 meters high, with a domed ceiling, terracotta floors, whitewashed walls and direct access to the portico.
The dining room has a large glass-topped table and fragments of original Roman columns and marble basrelief. The dining room leads to the large fully equipped kitchen. A French glass door leads from the kitchen onto the area with pizza oven and BBQ. Adjacent to the kitchen is also the laundry and a service bathroom.
The vast sitting room and reading room are elegantly furnished with antique light fixtures,, precious artwork, silver pieces , porcelain dishware, working fireplace ,antique wooden furniture, inviting white sofas and armchairs , a grand piano, and TV with satellite and DVD reader .
The stone staircase in the living room leads down to the night area with a corridor having doors into the six well-appointed double bedrooms each with en suite bathroom with shower and with direct access to the garden which is furnished with sun-chairs and umbrellas, coffee tables and a rocking chair .
Three of the bedrooms can be made up as twin bedrooms on request; one of them can interconnect to the bedroom next door, if required.
From the sleeping area, down another external flight of approximately 20 steps, is the large private sea water swimming pool.
The swimming pool is surrounded by a sun-drenched area furnished with tables and chairs, the swimming pool you will enjoy a splendid view of the sea.
Further accommodation for four people is provided in the independent tower which is accessed by an external staircase ( about twenty four steps) , situated near the property’s main entrance gate . This accommodation is more simply furnished than the main house and offers a twin bedroom and a double bedroom sharing a small bathroom with shower. The larger bedroom opens to a private balcony with splendid sea views.
The large terrace which is situated at the entrance of the tower is furnished with a dining table seating four people and an umbrella.

Outdoor shower, Satellite TV, DVD, CD reader, American coffee maker, kettle, toaster, five -burner cooker with electric oven, microwave, dishwasher and dryer, air conditioning throughout, oven and barbecue, washing machine, iron and ironing board , two hair dryers , WI-FI, internet access.

Service

Services included : electricity, water, gas, initial and final cleaning , weekly linen change, air conditioning. The Villa is attended to by a staff of two providing 4 hours a day cleaning and maintenance services. One lady of these staff members reside in separate accommodations on site. Complimentary continental breakfast is included in the price .

Access

The Villa is accessed from the road that links all of the Amalfi Coast going down about 65 steps .From the property’s main entrance gate , an external flight of stairs ( about 24 stairs) lead to the large terrace with portico leading to the day area.

Distance

The little supermarket , at a short distance from the villa ,is well stocked and provides nearly everything one would need.
Coffee bar with an Internet Point, tourist information centre, restaurants, post office, etc are at approximately 300 meters from the villa.
The local mini-shuttle which runs from Praiano to the beach at La Praia and Positano and the SITA bus that connect all the villages along the Amalfi coast , stop at the beginning of the flight of stairs leading down to the villa .
The pebble beach at La Praia , is home to several restaurants offering excellent local cuisine, boat hire service and a sub-aqua school .
Another place to go is the beach called ”Gavitella”, a charming small beach, located at the bottom of a small and verdant rocky inlet. The beach houses a restaurant with beach facilities which is open during the summer season. The beach of Gavitella can be reached either on foot, walking along a path that includes about 350 steps, or in a comfortable and suggestive way by sea. Indeed, during the good season a ferry service with small boats operates to this beach both from the beach of the Praia and from the beach of the Villa to Positano. The service is complimentary for customers of the facilities or of the restaurant at the Gavitella .

At both Amalfi and Positano there are ferries and hydrofoils to the other villages along the coast as well as to the Islands of Capri and Ischia , to Naples etc and also rent boats to explore the surrounding coastline, and visit the many small grottoes along the coast.
